擁有210個公寓單位的優(yōu)景苑地處烏節(jié)路/斯科特路核心商圈的西端,四周被”黑白洋樓”(東南亞特有的黑白色調殖民地風格洋樓)群和一片20英畝的保護區(qū)林地所環(huán)繞。整個公寓被視作”良木自然保護區(qū)”的延伸,兩棟12層高的L形住宅樓在在其2.5英畝的基地內交錯排列,確保了每戶居民都能通過一層熱帶建筑幕墻欣賞到保護區(qū)內的綠意。
兩棟公寓樓均為一戶寬的板式樓,它們像是花園的院墻一樣在小區(qū)內交錯環(huán)繞,定義出一系列的院落式空間。進入小區(qū)后,住戶會先路過兩快被樹葉圖案勾花護欄圍繞的網(wǎng)球場,經(jīng)由一條綠茵道進入大氣莊嚴的落客大院。大院是用卵石鋪設的,內有幾棵高大的雨樹,通過了這里便是小區(qū)寬廣的中心草坪和泳池區(qū)。景觀和水體在此處形成了一個100米寬的大花園,和公寓外的良木山形成了視覺上的連接,使得公寓內的每家住戶在擁有更好隱私的同時還能享受到絕佳的綠化景致。中心花園同時也是住宅的社區(qū)空間和氧吧,內設有閱讀室,健身房,私人會客廳和泳池等一系列設施?;▓@四周環(huán)繞著一條有花架和玻璃頂棚遮蔽的人行廊道,廊道兩旁散布著一些小的景觀庭院,這些庭院作為地下停車場的入口將自然光,新鮮空氣和綠植直接帶入了地下服務空間和場所。
每棟公寓樓都被分成了幾段獨特的居住體驗。地面一樓的單位被設計成了一種全新的”有地宅院式公寓”,這些單位都擁有高挑的層高和寬闊的戶外泳池及露臺。每個私家宅院和公共區(qū)域之間的滑動院門和窗戶可以自動開關,使住戶可以隨意掌控居住的私密度,既可將院門/窗關閉形成靜謐的小院落又可將其敞開把中心花園的景致引到家中。在公寓樓2層和3層的的15個單位則各自擁有一間伸入中心花園的獨特”樹屋式?jīng)鐾ぁ薄_@些有格柵遮蔽的涼亭由細柱支撐著,剛好處在下方大樹的樹冠位置。住戶通過連橋進入涼亭,即可享受樹梢之間獨特的熱帶風情?!睒湮荨倍瓮鲜?到11層的中段住宅單位。這些單位的陽臺內外收放上下交疊,相互組合形成了一系列或單層或雙層亦內亦外的居住空間,這和小區(qū)周圍”黑白洋樓”里常見的二樓格柵客廳有著異曲同工之妙,住戶這里可以享受到徐徐的微風和良木山之全景。兩棟樓12層頂樓的單位被稱作空中宅院,各自擁有寬大的屋頂泳池和露臺以及至高點上絕佳的城市全境與涼爽空氣。
建筑的表皮是由經(jīng)過粉末涂敷上色的幾種赭石色調鋁管格柵組合而成,這種設計的靈感來源于傳統(tǒng)的亞洲織物和附近”黑白洋樓”里常用的編結竹簾,賦予整座建筑一種如織般的外觀。這些鋁管格柵為住宅提供了遮蔽,其中一部分可以向上開啟從而起到一種屋檐的效果讓柵板在開啟時仍具有遮擋過濾新加坡本地強烈日照的作用。
Set amidst an enclave of colonial "Black and White" bungalows just of the prime Orchard/Scotts Road area which provides a 20-hectare backdrop of magnifcent conserved trees, the 210-unit Goodwood Residence is conceived of as an extension of the Goodwood Hill conservation area. Organised as two 12-storey L-shaped blocks, the 2.5-hectare development frames the view to the hill through an operable tropical facade.
All blocks are one apartment thick, configured as "garden walls" that define and enclose a series of courtyards that first draws its residents through an intimately scaled tree-lined boulevard that wraps around a pair of foliage screened tennis courts; leads through a formal cobblestone entrance courtyard featuring a cluster of majestic raintrees, to an expansive central open lawn/ swimming pool. This 100m wide garden visually merges with Goodwood Hill, a strategy which enhances the privacy of the residents while ofering excellent views for all towards the greenery. It is the main social space and breathing room of the development, complete with communal facilities including a reading lounge, gym, private function room and pools. Smaller landscaped courtyards branching off the glazed -pergola walkways are further extended into the basement carpark as entry points, bringing natural day light, fresh air and planting into what is often a service area.
Within the blocks, distinct strata of living experiences are created. The ground floor units are designed as a new typology of “l(fā)anded housing apartments ”, with lofty ceilings , generous outdoor pool terraces and integrated auto-sliding gates/ garden windows that allow owners control over the degree of privacy and views out into the central lawn, giving the option of either a walled courtyard or framed views over the borrowed landscape. Overlooking the central courtyard on the 2nd and 3rd storeys, are 15 units designed with "treehouse cabanas" perched amidst the tree top canopies. These pavilions on stilts with operable screens, accessed by bridges through the tree tops, ofer a unique experience of the tropical canopy. Rising above this tree line are the mid-levels (4t h-11t h storeys), which have overlapping double volume balconies – semi indoor/outdoor spaces reminiscent of the louvered, second- level sitting rooms in the neighbouring "Black and White " colonial houses. Like these precedents, the residents fully enjoy the expanse of openness and panoramic views towards
Goodwood Hill from these breezy outdoor rooms. The blocks culminate in the 12t h storey penthouses that are sky-bungalows complete with generous roof/pool terraces that provide a new ground level with unobstructed city views and cooling breezes at elevated height.
Inspired by patterns of traditional Asian woven textiles and the external bamboo-chick blinds of the black and white colonial houses in the vicinity, the units are screened with an operable screen made from aluminium tubes powder coated in a mix of warm ochre tones, turning the entire fa?ade into a woven textile. The screen has operable sections that pivot upwards to create an overhang that flters Singapore's overcast skies, while giving uninterrupted views, or can be left down for greater privacy. In both modes the screen provides no barrier to the fow of air across the naturally ventilated apartments. Wide planters, coupled with projecting balconies of either 2.7m or 4.5m depth, further provide vertical greenery and horizontal shading for the apartments below.
這樣的設計同樣讓住戶能夠擁有開啟遮蔽欣賞風景或者關閉制造隱私的不同選擇,而且不管處于那種模式通透的格柵都能使空氣進入室內形成良好的自然通風。除了格柵表皮以外,大面積的植栽加上或2.7米或4.5米進深的各式陽臺也同樣起到了在橫向與豎向上為建筑遮蔭綠化的作用。
項目從一開始就以環(huán)保節(jié)能為設計原則,幾項主要手法將在文末一一例舉。項目最終達到了環(huán)保評估里最高級的鉑金級評分,而且與傳統(tǒng)模式相比只增加了1%的建造成本。各種節(jié)能設計每年能為小區(qū)省下60萬新幣的公共場所能耗費用, 相當于20%物業(yè)管理總成本。因此,優(yōu)景苑榮獲了新加坡建設局頒發(fā)的聲望非常高的綠色建筑標志獎鉑金獎。
?綠色空間&綠色生活 – 項目開發(fā)不僅有良木山的綠色資源,同時也保留了基地原有的55棵大樹并額外引入了500棵左右的東南亞本地樹木。除此之外,設計還創(chuàng)造了1700平米的垂直綠化面積和中心花園草坪。近80%的小區(qū)用地都留給了綠化和公共設施。
?智能水系統(tǒng) – 為了減少自來水的使用,設計引入了一個在旱季和雨季都能收集雨水,灌溉余水和地下水的自給自足的灌溉系統(tǒng),這個策略也得益于基地處在山腳下地下水位較高的因素。小區(qū)也在地下水流經(jīng)之處種植了蘆葦叢,讓地下水在被系統(tǒng)儲藏起來用以下一輪灌溉之前能夠得到自然過濾使其水質得到提高。
?易使用的雙氣動溜槽廢品回收系統(tǒng) - 住戶可以在共享的服務功能區(qū)內方便的將有機廢物和可回收廢物分開卸如各自的氣動溜槽系統(tǒng)內,這系子系統(tǒng)又將匯入小區(qū)的總系統(tǒng)內,避免了在小區(qū)內設置多個垃圾回收點的必要。?零浪費理念 – 優(yōu)景苑內的所有內墻的骨料都來自于拆除基地原有建筑和結構所剩下材料。
The project incorporated sustainable principles from the outset, detailed in the next paragraphs. Despite achieving the highest platinum score, the estimated additional cost was only 1% more than the standard model. The estimated savings from these implementations are approximately $600,000 on annual utility bills for the home and the common areas, which is equivalent to 20% reduction in the monthly maintenance cost. Goodwood Residence has been awarded the prestigious Greenmark Platinum Award by the Building and Construction Authority of Singapore.?Green Space & Green Living - Complementing and extending the green of Goodwood Hill are 55 existing trees which are preserved, along with approximately 500 new trees that are native to Southeast Asia. This is reinforced by some 1,700sqm of vertical landscaping and the grand central lawn at the heart of the development. Almost 80% of the estate is dedicate d to landscaping and communal facilities.
?Smart Water Management - To minimise the use of potable water, a self-sustaining irrigation system that harvests rain water, irrigation water run-of and underground water to irrigate the plants during the wet and dry seasons is devised. This is made possible due to the site’s high water table and foothill location. Reed planting beds that act as flters further provide a natural bio-fltration process along the water migration route in order to improve water quality before it is stored for the next cycle of irrigation.
?User Friendly Dual Pneumatic Chutes Separate refuse chutes for organic waste and recyclable waste are provided side by side at the common service lobbies for the convenience of residents and are connected to a development-wide pneumatic waste system, eliminating the need for multiple refuse collection points within the estate.
?Zero Building Waste Concept 100% of the internal walls of Goodwood Residence are built from reclaimed aggregates that originated from the pre-existing building walls and structures.
